He would call it a master-planned community, except that people tend to think of such communities as single-family residential. MetroNational's vision puts a higher premium on density and walkability.

"We consider ourselves a city within a city," he said.

The McAdams, which has already begun pre-leasing, will have 333 units, more than doubling MetroNational's units in the area. The McCarthy off of Kathy Freeway has 133 units and the Fountains on Gaylord Drive has 114.

The McAdams was co-developed by MetroNational and Slate Real Estate Partners and was designed by Ziegler Cooper Architects Residential.

The apartment complex will offer units ranging from one to three bedrooms and from 555 to 1,796 square feet. Residents will have access to a 24-hour fitness club with a yoga studio, poolside cabanas with grilling stations and an in-house theater.

Johnson said the need for more apartments in Memorial City comes from Houston's job growth. Houston has added over 100,000 jobs in the past year according to federal statistics.

"For jobs added, 1 out of every 4 individuals will be looking for an apartment," Johnson added.
